One of the older neighborhoods in the city of Santa Barbara, the Riviera also ranks as one of the wealthiest. Named for its close resemblance to the Mediterranean coasts of France and Italy, the Santa Barbara Riviera bridges the two-mile gap between Sycamore Canyon and Mission Canyon. Alameda Padre Serra Road is the main thoroughfare of the Riviera, threading its way along the hillside. Its entry point is right near the mission and it flutters ribbon-like along the mountain all the way to Montecito. The neighborhood has winding streets with intricate stone work terracing built by early 20th-century Italian immigrants. Most of the topography of the Riviera is relatively steep, making it particularly noteworthy for homes with outstanding views of the City of Santa Barbara, the Pacific Ocean and the Channel Islands. The Riviera is served by Franceschi Park and a portion of Hillside (Orpet) Park. Fine tourist lodging available at the beautiful El Encanto Hotel with it’s jaw-dropping views. The 3500 seat outdoor amphitheater of the Santa Barbara County Bowl is found in this neighborhood and a favorite venue for concerts.  

The name Samarkand comes from an Old Persian word meaning "the land of heart's desire." It was first applied to a deluxe Persian-style hotel that was converted from a boys' school in 1920. Samarkand later became identified as its own neighborhood located between Las Positas, State Street, De La Vina, Oak Park and the Freeway. Aside from a rich history, Samarkand is quintessentially Santa Barbara beautiful. The views are stunning, the architecture is rich and varied, the pride of ownership is profoundly obvious, and the wholesome neighborhoods make it ideal for families and children. The topography of the area includes gently rolling hills and great views of the mountains and even a couple peeks at the ocean. Cottage Hospital lives there and so does Oak Park. Oak Park is home to many of Santa Barbara’s most notable festivals and provides great entertainment for the whole family. The Earl Warren Showgrounds and Santa Barbara Municipal Golf Course are just across the street so prepare for an adventure.   

The Eastside is comprised of 2 different neighborhoods that adjoin one another along the Milpas corridor of Santa Barbara, and then an area below that borders East Beach. The Lower Eastside neighborhood is mainly a mix of commercial and industrial uses, with a few scattered residential pockets here and there. With prices ranging from around $600,000 to $1.5 million, it offers some attractive options for development. The neighborhoods above the Lower Eastside have some commercial and industrial uses, but the majority of it is single family homes, duplexes, triplexes and small complexes. A large portion of the existing residential structures are simple wood frame cottages. The heartbeat of this area is the Milpas corridor which runs from East Beach all the way up to The SB County Bowl. It is a relatively affordable, diverse neighborhood, home to great food, and local businesses. It is filled with home improvement stores, car dealerships, numerous grocery options, small boutique shops and some of the best Mexican restaurants in town. While the majority of homes are smaller and the area is denser feeling than most areas in Santa Barbara, there are pockets with larger homes…some even with ocean views. Santa Barbara High School is at the top of the hill and the Municipal Tennis Courts are in this area. The Santa Barbara Zoo, ranked numerous times as one of the nation's best small zoos, is a main attraction of the East Beach area. It is located on 30 acres near the ocean and was built on the site of what was known as the Child Estate. Resort-style condominiums, only a stone’s throw from East Beach, are where residents live the Santa Barbara “vacation lifestyle”. East Beach is a gathering place for both locals and out of town visitors. While its gentle waves don't attract many surfers, East Beach is a great place for families to enjoy the water and the sand. Picnickers, sun bathers, skim boarders, and kite flyers all mingle along the long beach. But if anything defines East Beach, it's volleyball. There are fifteen volleyball courts at the far end of East Beach and on any given day they are in steady use. A bike path and sidewalk extend from the Andrée Clark Bird Refuge, along East Beach and is a popular spot for cyclists, joggers and walkers. 

Summerland is a tiny coastal town snuggled in between Montecito and Carpinteria. It’s definitely quaint, with a population of less than 2,000, just one school and one church. It is known for it’s antique shopping, charming markets, clothing shops and restaurants. And of course there are charming Bed and Breakfast accommodations dotted throughout this relaxed town. The Summerland beach is not often crowded. Horse-back riders and dog-walkers can frequently be spotted on this sleepy beach. It is certainly a perfect place to enjoy a nice nap and a good book without being bothered. For picnic fun, Summerland park has great play areas for the kiddies and bar-b-q spots with jaw-dropping views of the beach. With unsurpassed Pacific Ocean and Channel Island views, Summerland has charm and warmth and a splendid experience awaiting all of those who visit.

The Mesa is a Santa Barbara neighborhood that embodies a beach vibe. Mesa, a Spanish word meaning “table”, has been applied to the flat bench of elevated land fronting the ocean along Santa Barbara’s southwestern border since the mission days. It stretches from the Santa Barbara City College on the east and extends two and one-half miles to Arroyo Burro County Beach (or “Hendry’s/The Pit” to locals).

Not only is the Westside the most densely populated neighborhood in Santa Barbara, it’s also the most diverse. In 1850, when the United States annexed California to the Union, the Westside was open grazing range and farmland, turning marshy near the beach. Today State Street cuts the city of Santa Barbara into east and west halves. The Westside is west of State Street and lies predominantly in these lowlands between State Street and the Mesa. Residency in the Westside neighborhood of Santa Barbara is highly sought after for two reasons: both its proximity to the beach and downtown, and its potential for relatively inexpensive rent and or house payments. The Westside is definitely the most densely populated neighborhood in Santa Barbara due to these two reasons. West Beach and the lower west are much more affluent. The upper Westside and downtown portion of this neighborhood are much more affordable. A plethora of inns and hotels have sprouted up all over what is known as West Beach, providing luxurious amenities for all the tourists. The beach is just across Cabrillo Boulevard, which is the main street that skirts along the ocean.

The Upper East is an area that gently slopes upwards away from downtown towards The Mission and the base of The Riviera. It’s lower border is defined as that area east of State Street and above Valerio Street. It is generally believed that the Upper East is one of Santa Barbara’s most prestigious neighborhoods. Many homes have great mountain views and some have peaks of the ocean. The Santa Barbara Mission sits center stage amidst the beautiful upscale homes. With a rose garden and a picturesque backdrop of mountains and blue sky, the mission is spectacular. Established in the 1700’s, the mission has been added onto and rebuilt three times. It has an ongoing parish ministry, and public offerings such as educational tours and festivals. The Upper East is a wonderful walking neighborhood with a relatively easy walk to all the amenities in the downtown area or an amble to the nearby Mission Rose Gardens. Residents especially enjoy the convenience of being minutes from the city stores, museums, theaters and most of downtown. Many of the homes in this neighborhood are of historical or architectural significance, and it is worth taking a walking tour of the entire neighborhood.

San Roque, located northwest of downtown, is where a lot of Santa Barbara local families live. Admired for its diverse architectural themes such as Spanish Colonial, English Tudor, French Normandy, and American Colonial, it’s no wonder San Roque property is highly sought after. The homes are beautiful and unique. Shrouded in trees, the streets are always shaded, but the temperature is always at least five degrees warmer than coastal neighborhoods due to its inland location. Several great schools and parks pepper the area allowing for a safe environment for children to play in. San Roque is also the most popular spot for Trick-or-Treaters on Halloween. It is the neighborhood that boasts it is close to everything but just far enough from the hustle and bustle of downtown. There are fun shops and delicious restaurants sprinkled throughout the area. With the Five Points Shopping Center and Loreto Plaza as their backyard, San Roque residents don’t have to travel far for necessities.  

Buellton is a small city with a population of approximately 5,000, located in the Santa Ynez Valley. It enjoys a Mediterranean coastal climate with mild, dry summers and cool, wet winters. Typical summer temperatures are in the 80s and winter temperatures hover in the 60s. Winter lows are generally in the 30s with an occasional frosty dip below freezing. Buellton is home to some of the best-hidden artisanal eateries and craft breweries in the county. With its convenient location at the junction of U.S. Route 101 and State Route 246, Buellton attracts many travelers. It is a town which is home to various hotels, restaurants, parks and shops and even an ostrich farm. It may be most famous for its nickname “Home of Split Pea Soup,” which is a reference to Pea Soup Andersen's Restaurant. Buellton traces its beginnings to 1867 when a portion of a Mexican land grant was deeded Rufus T. Buell and his brother, who developed a successful cattle ranch in the 19th century.

Los Olivos, a charming historic town that is home to various celebrities, is one of five communities (with Ballard, Buellton, Solvang, and Santa Ynez) that make up the Santa Ynez Valley. In 1861, the Overland Coast Line Stage Station was established in Ballard, just south of Los Olivos. The stage coach route ran from San Francisco to Los Olivos, then to Los Angeles and San Diego. Boasting expansive views of Santa Barbara County’s vineyards and horse ranches, Los Olivos is noted for its ever-expanding line of wine-tasting rooms (more than 40), its love of the arts, unique shopping, epicurean restaurants, fun festivals, antiques, high quality inns, and recreational landscapes. Foxen Canyon Wine Trail starts in Los Olivos and stretches north, winding its way through beautiful wineries and vineyards. Singer Michael Jackson's property Neverland Ranch is located about 5 miles north of the quaint town. There are also a number of large thoroughbred horse ranches in the area.  

The Funk Zone is Santa Barbara’s unique arts, business, warehouse and industrial district sandwiched between the ocean and Highway 101. It is adjacent to the Amtrak station and resides between State St. and Garden St., and Montecito St. to Cabrillo Blvd. It is an amalgamation of historical marine structures, industrial lots, warehouses and old houses. It’s occupants that reside and work there give it a soul, supporting a mixture of creative uses. Santa Barbara’s Funk Zone has become a favorite in recent years and has enjoyed an upswell of boutique tasting rooms, eclectic shops, microbreweries, farm-to-table restaurants, and galleries that cater to Santa Barbara’s contemporary side. Converted warehouses and buildings decorated with graffiti murals and contemporary art pieces set the tone for this hip section of town. Adjacent to the Funk zone is the newly opened Hotel Californian, with its façade of the original 1925 Hotel Californian and featuring Spanish Colonial Revival architecture and modern Moorish themed interior décor from celebrity designer Martyn Lawrence Bullard. Located just a block from the beach it offers a luxurious Turkish-inspired spa, fashion boutiques and fresh and distinctive dining options. MOXI, Santa Barbara’s newest hands-on destination for families and curious minds of all ages, is located in this area. It is a museum where visitors can ignite learning through interactive experiences in science and creativity. The Funk Zone Art Walk is a bi-monthly event initiated to highlight the neighborhood’s vibrant artistic community where visitors and locals alike taste some of the finest wines produced in Santa Barbara County. And then there is the Urban Wine Trail - a self-guided trail of 20+ tasting rooms representing Santa Barbara County wines. Whether you’re new to Santa Barbara or returning for the hundredth time, this ever-evolving artistic neighborhood is one spot to visit again and again.   

West Beach is a wide beach between Stearn’s Wharf Pier at State Street and the Sea Landing/Harbor. It offers a picturesque sandy area for sunbathing, swimming, picnics, kayaking, windsurfing, and beach volleyball. This is also where the Ka Nai'a Outrigger Club holds their Sunday lessons. A wide walkway/bike path with large palm trees, leads from here west to the UCSB campus and east to Butterfly Beach. It is easily accessible and a popular tourist spot for biking, skating, or just walking the waterfront. There is plenty to do, eat, and enjoy on Stearn’s Wharf Pier all year long! There are many businesses on the Wharf, including restaurants, a shellfish restaurant/market, a bait and tackle shop, an old fashioned candy store, wine tasting, a toy store, a shell shop, an ice cream parlor, a palm reader, a general store with clothing/souvenirs, and a marine museum with an interactive marine education facility. Amenities near the beach include the West Beach Wading Pool, a playground, and Los Baños Pool. West Beach also provides public art, viewing plazas, and historical and interpretive signage. West Beach is home to Santa Barbara's spectacular New Years and 4th of July Fireworks shows. Leadbetter beach, a favorite picnic spot with the locals, is about four blocks down and the breakwater is about three blocks away. 

East Beach extends 1.6 miles from Stearn’s Wharf to the Andree Clark Bird Refuge. It is a is a busy destination. Located across the highway from some of the major hotels in Santa Barbara, visitors wander down to the beach for a sample of Santa Barbara's famous beach atmosphere. It offers picnic facilities, more than a dozen volleyball courts, a playground, and beautiful ocean views. A steady flow of cyclists and pedestrians are usually seen on the walking/bike trail that runs all the way along East Beach. Located on East Beach is Skater's Point, a 14,600 square foot skateboard park for in-line skaters and roller skaters of all ages. Chase Palm Park is divided by Cabrillo Boulevard. On the inland side are fountains, creeks, a lagoon, and a playground that is fashioned after a 19th century ocean schooner. A large grassy area is used for free summer concerts. Every Sunday, one can stroll along Cabrillo Boulevard from Stearn’s Wharf to Calle Cesar Chavez, to shop and enjoy high-quality crafts made by local artisans at the Santa Barbara Arts and Crafts Show. At the southern end of East Beach is the historic Cabrillo Pavilion Bathhouse, which was erected in 1926 to help revitalize Santa Barbara after a devastating earthquake. Today the building is shared by the bathhouse, the Cabrillo Pavilion Arts Center, and the East Beach Grill. The city operates the bathhouse portion as a fitness center with a pay-by-the-day option available. It includes showers, a weight room, lockers, and other amenities.

Hope Ranch Hope Ranch is named after Irishman Thomas Hope, who purchased the land in 1861 for sheep ranching. It was not until Harold Chase purchased the land in 1923 that the area was developed into the residential area that exists today. Hope Ranch is now a community of 773 lots encompassing 1,863 acres. It is situated in the southeastern portion of Santa Barbara County between Highway 101 and the ocean. It consists of a broad flat mesa and low rolling knolls broken by a magnificent valley and covered with splendid live oaks. Homeowners at Hope Ranch have their own private beach. Of course it’s accessible from the public beaches to either side of it, but the only road down to it is behind a gate with a password that is only bestowed upon Hope Ranch residents. The Ranch is also home to the La Cumbre Country Club with their dazzling pond and open green for golfing. The main drag of Hope Ranch is Las Palmas Road. You can take this street from the main entrance all the way through the neighborhood and it will drop you off just above Hendry’s Beach at Cliff Drive. Hope Ranch is a community like no other due to its stunning views and exquisite privacy. 

Goleta, known as “The Good Land” by locals, is located west of Santa Barbara and has a population of approximately 30,000 residents. Located on a 10 mile stretch of beautiful coast and agricultural land, it is a family-friendly location. There is ample opportunity to picnic with friends and family at one of Goleta’s parks, to surf among the locals at the acclaimed Campus Point surf break, or to hike on stunning trails in the surrounding mountains. With miles of bicycle trails it is easy to explore the gorgeous seaside and wooded landscape of Goleta. Spending time amongst beautiful monarch butterflies at Goleta’s Ellwood Butterfly Preserve is not to be missed. Discover the city’s three major shopping centers, each just a few block away from nearby hotels featuring an eclectic mix of brand name stores as well as local retailers and host to local farmers markets twice a week. Goleta has the areas only bowling lanes, ice-rink, drive-in movie theatre and trampoline gym. Every year in October, the city of Goleta hosts the California Lemon Festival. It’s fun and exciting for friends of all ages. And the lemonade is exceptional. The University of California Santa Barbara and the Santa Barbara Municipal Airport are just minutes away from Goleta. A lot of Santa Barbara’s industrial complexes are out in Goleta. With a temperate Mediterranean climate, friendly locals and lots of resources, Goleta “The Good Land” is a very desirable place to live and work.   

From foodie joints and artisan breweries and wineries in The Funk Zone, to historic streets and arcades in the Presidio, to irresistible storefronts and eateries on State Street, Santa Barbara’s beautiful downtown neighborhood will wow you. The beauty and history are mesmerizing, and the atmosphere of Downtown Santa Barbara is engaging. Historic cultural venues like the Granada Theatre, interesting museums and luxurious spas are easy to explore by foot, bike or electric shuttle. Designed in the Spanish Colonial style, the Santa Barbara County Courthouse is a great example of the predominant architecture that bloomed in the area following the 1925 earthquake. The historic red-tiled roofs polka-dot downtown making it a magical place to be. The views from anywhere in the city are exceptional as it lies between the steeply rising Santa Ynez Mountains and the Pacific Ocean. Santa Barbara's climate is often described as Mediterranean, and the city has been promoted as the "American Riviera”. Housing in downtown Santa Barbara consists of an eclectic variety of chic apartment buildings, funky condo complexes, and historical single-family homes. Downtown homes have character and age-old stories to share with newcomers. No two homes are the same. Twice a week residents join the local restauranteurs as they stroll through the downtown Farmers Market stocking up on fresh locally produced organic produce. Living downtown provides ample opportunity to experience fine dining at one of the many exceptional restaurants. With a walk score of 97 downtown is a place where people love to live.

A small oceanside town a few miles south of Santa Barbara and Montecito, Carpinteria is overflowing with charm and tranquility. With a population of just over 13,000, this beachy small town is a favorite of surfers and those who want a chilled lifestyle. Many residents have lived in Carp, as the locals lovingly call it, for generations. Nowadays with home prices more affordable than in nearby Santa Barbara and because of it’s welcoming charm, Carpinteria has become a choice place to live for those who work in Santa Barbara. Downtown Carpinteria is not to be missed with it’s relaxing laid-back vibe. Excellent restaurants, surf shops, quirky boutiques and cafes line the main shopping area, Linden Avenue. On the first weekend in October, Carpinteria is home to The Avocado Festival. Avofest is one of the largest free festivals in California and boasts three days of fabulous food, music and entertainment. The Santa Barbara Polo and Racquet Club, one of the country’s premier equestrian polo fields is located in Carpinteria. Carpinteria Beach, once dubbed “The Safest Beach in the US” is gently sloped with calm waves and an expanse of glistening white sand. Just around the corner, Rincon Beach is one of California’s best surfing spots and on any given day it is full of hardcore surfers waiting for the perfect wave. Seals and Seal Lions can be seen at a rookery from the nearby Carpenteria Bluffs and the Carpinteria Salt Marsh Reserve is an excellent spot for bird watching. Carpinteria has a moderate dry climate with an average temperature of 71.6 °F. 

A magnet for artists, musicians, and health enthusiasts, Ojai is an idyllic town with oak-shaded paths, beautiful parks, art galleries, golf courses, and spas. It gained notoriety when the area was filmed to represent Shangri-La in the classic movie, The Last Horizon. Surrounded by mountains that create an evening glow that locals refer to as “the pink moment”, Ojai is the place to gear down and relax, to peruse art galleries, shop and dine, and head to what the locals call “The Arcade”, a section of Ojai Avenue in the core of the town.  A visit to Libbey Park in downtown Ojai is a must. Majestic oaks surround a children’s playground and there are paths for hiking and picnic areas. The Ojai Valley Trail is a great place to meet the locals and bicycle, walk or jog. It has a parallel path for horses and runs more than nine miles. Make sure you check the Ojai events calendar before you plan your visit because the town has some exceptional events throughout the year. The line-up includes the Ojai Music Festival at the Libbey Bowl Amphitheater and the Ojai Wine Festival at nearby Lake Casitas in June, and the Ojai Valley Tennis Tournament in late April.  Golfers can tee up at exceptional courses at the Ojai Valley Inn and Spa and Soule Park, an affordable public course on the outskirts of town.

Ventura, officially named San Buenaventura (or “the city of good fortune”), is beautifully situated between the Ocean and the hills. Ventura is grounded in rich history and culture while home to a growing entrepreneurial ecosystem and a dynamic startup community while maintaining its laid-back, beach town vibe. It’s no wonder Ventura is considered one of America’s most desirable places to live with its thriving cultural scene, historic downtown, eclectic restaurants, microbreweries, and park system with over 800 acres of open space. Ventura's Historic Downtown offers access to places to dine, an outstanding mix of locally-owned boutiques and specialty shops, and clean, green spaces for entertainment and activities. Just east of Santa Barbara, Montecito is nestled between the azure Pacific Ocean and the picturesque foothills of the Santa Ynez Mountain Range. Some of the nation’s classiest resorts are in Montecito, namely the Four Seasons Biltmore, San Ysidro Ranch, and the Montecito Inn. With amenities fit for a queen, it’s no wonder John and Jackie Kennedy shared their honeymoon here. Butterfly Beach, with its sparkling white sand and balmy ocean breezes is perfect for strolling, swimming, lounging or dog walking. The quaint winding roads of Montecito that amble through the lower foothills of the Santa Ynez Mountain Range give access to stunning hiking trails. Waterfalls, spectacular views, verdant vegetation and even hot springs can be viewed on gorgeous hikes dotted all over the area. Montecito is a peaceful, lush and luxurious jewel.

The Santa Ynez Valley is a picturesque area with rolling hills and valleys that is tucked behind the coastal city of Santa Barbara. It is located in Santa Barbara County, and lies between the Santa Ynez Mountains to the south and the San Rafael Mountains to the north. The Santa Ynez River runs through the fertile valley. The Chumash Casino Resort is adjacent to the township with 24/7 gaming, live entertainment, dining and a luxurious hotel. Old Santa Ynez Day is celebrated every June with a street fair, parade and country-western entertainment. Cyclists gravitate to Santa Ynez as well for a world-class training center, tours or just the chance to ride a bike along serene country roads.
